Are you familiar with the condition of your roof?

As a building owner, your answer to this question should never be no. If you wait until you have leaks before you call someone to take a look, it may already be too late. Catching the problem before it starts can save thousands of dollars in damage, lost business, and down time.

Most roofing consultants recommend that all commercial buildings be thoroughly inspected at least once every 3-5 years. However, in this province we recommend that commercial roofs be inspected at least once every year. This is due to the extreme nature and fluctuation of the weather conditions we experience in our area. We have large amounts of moisture and high winds as well as constant temperature changes that sometimes result in damage to a roof.

The most common problems we encounter are mostly wind related. High winds can blow around debris that can damage roofs. We feel that roofs should be inspected after any major weather event that may occur. With the frequency of major weather in our province, it can become costly to have a roofing company do an inspection every time there is a storm. Our advice would be to do a quick visual inspection yourself or have your building manager complete one for you.

Things to look for would be debris on the roof, damage to rooftop, metal flashing condition, and anything that seems out of the ordinary. That way you have a good idea of what condition your roof is in at all times. If you combine that with an annual professional inspection you greatly improve your chances of extending the life of your roof.
